Smoke alarm compliance on the Gold Coast

From 1 January 2027 every Queensland home must have interconnected photoelectric smoke alarms, not just rentals and homes being sold. We check your existing alarms, install what is missing, interconnect the whole system and leave you with a compliance record for your files.

Signs your smoke alarms do not comply

Most Gold Coast homes we check fall short on at least one of these points. Any one of them means the home will not meet the standard from 1 January 2027.

The alarms are ionisation type, or you cannot tell what type they are
Any alarm is more than 10 years old from its date of manufacture
Pressing the test button on one alarm does not set off all the others
There is no alarm inside each bedroom
A level of the home, including one without bedrooms, has no alarm
An alarm chirps, sounds for no reason or fails when you test it

What's included in a smoke alarm upgrade

We bring the whole home up to the Queensland standard in one visit.

Alarms in every bedroom, in hallways that connect bedrooms to the rest of the home and on every level.

Every alarm linked so one sounding sets off the rest, hardwired or wireless depending on your home.

Testing and compliance record

Every alarm tested, old alarms removed and a dated record you can give a buyer, tenant or property manager.

How much does smoke alarm compliance cost on the Gold Coast?

We supply and install compliant photoelectric alarms from $149 per alarm, including interconnection and testing. A typical three-bedroom, single-level home needs four or five alarms, so most owners pay between $596 and $745. Two-storey homes and homes with more bedrooms need more alarms. We price every job in writing before we start.

Our smoke alarm compliance process

01

Count and check

From a floor plan or a short visit we work out how many alarms you need and what can stay.

02

Fixed written quote

You get a price per alarm and a total for the home, including any hardwiring.

03

Install and interconnect

Old alarms come down, new photoelectric alarms go up and every alarm is linked to the others.

04

Test and record

We test the whole system together and send you a compliance record for your files.

Standards and compliance

Queensland's smoke alarm rules sit in the state's fire safety legislation and were phased in from 2017. Every alarm we install is photoelectric to AS 3786:2014, less than 10 years old, interconnected and fitted in the locations the law requires. Hardwired alarms are only replaced with hardwired alarms, and all 240-volt work is done by A-grade licensed electricians to AS/NZS 3000.

FAQs

Smoke alarm questions

What owners, landlords and sellers ask us most about the 2027 rules.

Does the 2027 deadline apply to my home?

Yes, if it is a house, townhouse or unit in Queensland. Rentals and homes being sold have had to comply since 1 January 2022. From 1 January 2027 owner-occupied homes must meet the same standard.

Do I have to replace alarms that still work?

Yes, if they are ionisation alarms, more than 10 years old or not interconnected. A working alarm that does not meet the standard still does not comply.

Where do the alarms need to go?

In every bedroom, in the hallway that connects bedrooms to the rest of the home (or between the bedrooms and the rest of the level if there is no hallway), and on every level, on the path to the exit.

Can I use battery alarms instead of hardwired?

If your home has hardwired alarms now, they must be replaced with hardwired alarms. Where there is no existing hardwiring, alarms with a 10-year sealed lithium battery can be used, and they interconnect wirelessly.

How many alarms does a typical home need?

A three-bedroom, single-level home usually needs four or five. A two-storey, four-bedroom home usually needs six or seven. We confirm the count from a floor plan or a short visit.

What do landlords need to do between tenancies?

Alarms must be tested and cleaned within 30 days before each new or renewed tenancy starts, and any alarm that fails or reaches 10 years old must be replaced. We can do this as a compliance check and send the record to your property manager.

How often should I test my alarms?

Press the test button at least once a month and vacuum the vents every six months. Replace every alarm once it reaches 10 years old.
