Interconnected photoelectric alarms for a rental ahead of 2027

A four-bedroom rental in Robina with two ageing ionisation alarms, a lease renewal coming up and a landlord who wanted it done once and done properly. We fitted seven hardwired, interconnected photoelectric alarms in a single visit, with the tenants at home.

The brief

The property manager for this single-level, four-bedroom home in Robina contacted us ahead of the tenants' lease renewal. The house had two hardwired ionisation alarms from the early 2000s, one in each hallway, and neither was connected to the other. Under Queensland's smoke alarm laws, the home needed photoelectric alarms in every bedroom, in the hallways and on the path out of the house, all interconnected so that one alarm sets off the rest.

The landlord lives interstate and wanted the property brought up to the full standard that applies to every Queensland home from 1 January 2027, rather than a partial fix. The tenants have two children and work from home, so the work needed to fit inside one weekday visit, arranged through the property manager's entry notice.

What we did

Mia Rossetti coordinated the visit with the property manager, who gave the tenants written notice of entry, and our electrician arrived at 8am. Because the existing alarms were hardwired, the law requires the replacements to be hardwired too, so we quoted a hardwired system with a lithium backup battery in each alarm rather than battery-only units.

Removed the two old ionisation alarms and their bases
Installed 7 hardwired photoelectric alarms built to AS 3786:2014
Placed one in each of the 4 bedrooms, 2 in the hallways and 1 at the entry on the path out
Interconnected every alarm, so one alarm sets off all seven
Fitted each alarm with a 10-year lithium backup battery
Tested every alarm and issued a compliance certificate to the property manager

Most of the new cabling ran through the roof space from the existing alarm circuit, so there were no new holes in the walls and only a small cover plate at each ceiling position. We kept dust down with drop sheets in every room and set up the children's bedrooms last, after school drop-off, so the family's day was barely disturbed.

Left: checking the alarm circuit at the switchboard. Right: the Robina home, ready for the new lease.

The result

The property now meets the Queensland requirements in full, ahead of the 2027 deadline for every home, and the property manager had our compliance certificate on file before the new lease was signed. We tested all seven alarms together in front of the tenants so they knew exactly what the interconnected alarm sounds like.

Because each alarm has a 10-year sealed backup battery, there are no batteries to change at each tenancy, only a press-to-test at the routine inspections. We have added the house to our reminder list for its next yearly check, which the property manager can book with one email.

What the owners said

“The tenants were happy, the paperwork was with us the same afternoon and the landlord didn't have to do a thing. That's exactly how we want a compliance job to go.”
