What's included in a commercial fit-out
Every fit-out is scoped from your drawings or a site walk, with a fixed price for the agreed scope.
Distribution boards and sub-metering
Tenancy distribution boards, sub-metering where the landlord requires it and circuits sized to your equipment list.
Power and data
Power to workstations, benches and equipment, plus Cat6 data cabling and outlets installed by registered cablers.
Lighting and controls
LED panels, track and feature lighting with sensors or timers to suit the space and the landlord's guidelines.
Emergency lighting and handover
Emergency and exit lighting to AS/NZS 2293, testing, certificates and as-built records for the landlord and certifier.
How much does a commercial fit-out cost on the Gold Coast?
A small office or shop fit-out starts from around $6,500, with larger tenancies priced from drawings. The main cost drivers are the number of power and data points, lighting type, distribution board size, landlord requirements and whether work has to happen after hours. You get a fixed price for the agreed scope, and any variation is priced in writing before we do it.

How we run a fit-out

Review drawings and guidelines
We review your drawings, equipment list and the landlord's fit-out guide, then walk the site.

Fixed price and program
You get a fixed price for the scope and a program that fits your builder's timeline.

Rough-in and fit-off
We coordinate with the other trades, rough in before linings, then fit off and connect equipment.

Test, certify and hand over
Testing, emergency lighting checks, certificates and as-built records delivered before you open.
Standards and compliance
Commercial work is carried out by A-grade licensed electricians to AS/NZS 3000 (the Wiring Rules), with cable sized to AS/NZS 3008 and emergency and exit lighting to AS/NZS 2293. Data cabling is installed by registered cablers to the ACMA cabling rules. We carry $20 million public liability, provide SWMS and site inductions, and issue a Certificate of Testing and Safety and as-built records at handover.

Can you work after hours?
Yes. Many of our fit-outs and refits in occupied buildings happen at night or over weekends so your business, or your neighbours, can keep trading.
Do you work for builders and shopfitters?
Yes. We regularly work as the electrical trade on fit-outs run by builders, shopfitters and project managers, and price from their drawings and program.
Can you install data cabling as well as power?
Yes. Our cablers are registered to install Cat6 data cabling, so power and data are handled by one trade and finished at the same time.
What documentation do we get at handover?
A Certificate of Testing and Safety, test results, emergency lighting records, circuit schedules and as-built drawings or markups, ready for the landlord and certifier.
How do you price variations?
Every variation is priced in writing and approved by you or the builder before we do the work. The final invoice matches the quote plus approved variations.
Do you offer maintenance after the fit-out?
Yes. Many fit-out clients move onto a maintenance contract that covers emergency lighting testing, test and tag and priority call-outs.
