When to book an electrical inspection
A building inspection only looks at the electrics briefly. These are the times a dedicated electrical inspection is worth it.
What's included in an electrical inspection
Every inspection follows the same checklist so reports are consistent and easy to compare.
Switchboard and supply
Board condition, fuses or breakers, main earth, labelling, signs of heat and the condition of the meter box.
RCD safety switch testing
Push-button and timed trip tests on every safety switch, with the trip times recorded in the report.
Wiring, outlets and fittings
A sample of outlets and switches tested for polarity and earth, plus a roof space check of visible cable and downlights.
Smoke alarms and report
Alarm type, age, location and interconnection checked, then a written report with photos and priorities within 24 hours.
How much does an electrical inspection cost on the Gold Coast?
A pre-purchase inspection of a typical three or four-bedroom home starts from $249. Larger homes, acreage with sheds and pumps, and homes with solar or a granny flat take longer. Any repairs we find are quoted separately at a fixed price, and there is no obligation to use us for them.

How an inspection works
01
Book a time
We book around the agent, tenant or settlement date and confirm access to the board and roof space.
02
Inspect and test
Most homes take 60 to 90 minutes on site, with power off only briefly for testing.
03
Report within 24 hours
You receive a written report with photos, each item marked as urgent, recommended or advisory.
04
Fixed prices for fixes
If anything needs work, we include fixed prices so you can negotiate or plan with real numbers.
Standards and compliance
Inspections are carried out by A-grade licensed electricians, with testing based on AS/NZS 3000 (the Wiring Rules) and AS/NZS 3017 verification methods. We check the safety switch and smoke alarm requirements that apply to Queensland rentals and sales under the Electrical Safety Regulation 2013 and the state's fire safety rules, and note anything that falls short in the report.

What clients say about our inspections
“Honest advice, not an upsell.”
We asked about a full rewire. They checked the house and told us only two circuits needed work, which saved us thousands. We will use them again.

Inspected the week before our finance deadline. Clear photos, every item ranked and a fixed price for the board upgrade, which came off the purchase price.

“Exactly what our property manager needed.”
Safety switches tested, smoke alarms checked and a tidy report sent to the agent the same afternoon. We now book them between every tenancy.

FAQs
Inspection questions
What buyers, landlords and owners ask us most.
Is an electrical inspection different from a building inspection?
Yes. A building inspector looks at the electrics visually and will often recommend a licensed electrician. We test the safety switches, circuits and smoke alarms and tell you exactly what needs work and what it will cost.
Are rental electrical inspections compulsory in Queensland?
Queensland does not require a periodic electrical inspection for rentals, but landlords must have safety switches on power point circuits and compliant smoke alarms. A check between tenancies is the simplest way to show you have done your part.
What happens if a home I am buying has no safety switch?
Queensland rules require a safety switch on power point circuits when a home is sold. If one is not installed, the seller must say so in the contract and the buyer must have one installed within three months of settlement. We can quote it as part of the report.
How long does an inspection take?
Most homes take 60 to 90 minutes on site. You receive the written report within 24 hours, often the same day.
Do you need the power off?
Only briefly, while we test the safety switches and some circuits. We let the occupants know before we switch anything off.
Do I have to use you for the repairs?
No. The report and the prices are yours to keep. Many clients use the fixed prices to negotiate with the seller or plan the work over time.
