Full LED relight for a canal-front home in Hope Island

A 1990s canal-front home with hot, buzzing halogen downlights and floodlights that lit the neighbours more than the deck. We relit the house with dimmable LEDs, added lighting scenes and swapped the outdoor lights for low-glare fittings, all in three days.

The brief

The owners bought this two-storey canal-front home on Hope Island for the water views, then spent their first summer living with the lighting. Fifty-eight halogen downlights ran hot enough to discolour the ceiling around several fittings, a handful had already failed, and the old dimmers buzzed whenever they were turned down.

Outside, a mix of floodlights lit the canal and the neighbours' windows more than the deck. The brief was simple: lower running costs, warm light that did not feel clinical, and outdoor lighting they could leave on in the evening without glare across the water. The family stayed in the house throughout, so we planned the work room by room.

What we did

We started with a full lighting audit, testing every circuit and checking the cabling and transformers above the ceiling. The wiring was in good condition, so this became a straight relight rather than a rewire, which kept the cost down.

Replaced 58 halogen downlights with dimmable, IC-4 rated 3000K LEDs
Removed the old transformers and closed insulation gaps around every fitting
Fitted trailing-edge dimmers matched to the new LED drivers
Added two lighting scenes for the kitchen and living area
Relit the deck and jetty with shielded, IP-rated fittings on a timer
Tested every circuit and issued a certificate of testing on completion

Inside, we matched the colour temperature in every room so the open-plan spaces read as one. Outside, we swapped the floodlights for low-glare wall and step lights aimed down at the deck, plus two bollards along the jetty, so the water stays dark at night.

Left: the kitchen and living area on the evening scene. Right: new trailing-edge dimmers going in.

The result

The house now uses a fraction of the lighting energy it did, the ceilings no longer run hot and the dimmers are silent at every level. The owners use the evening scene most nights, and the deck lights come on at dusk and switch off at 11pm without anyone touching a switch.

Because the new downlights can be covered by insulation, the owners topped up their ceiling batts once we finished. The upstairs bedrooms now hold their temperature noticeably better through summer, a bonus nobody had planned for.

What the owners said

“We didn't realise how much the old lights bothered us until they were gone. The house feels calmer at night, and the deck finally looks the way we hoped it would.”
